Who’s Afraid of a Little Ghost?
Did you know that in New Jersey, a Seller does not have to disclose that a house is haunted unless the Buyer explicitly asks? Ghostly sightings, spooky howls, or just that creepy feel in the home would not have to be volunteered information. Keep in mind – a flickering light may actually be faulty electric, so something like this would need to be disclosed. Years ago, an issue of paranormal activity came up during a home walk-through. Since that instance, Kristen Klics, Esq. includes a provision in her attorney review letters asking the Seller to represent that there are no psychological impairments, which often results in a phone call and a laugh with the Seller’s attorney. Bottom line: it doesn’t hurt to ask … no one wants to wake up on their first night in their new home to an unexpected ghoulie roommate, so unless you’re ready to offer the neighborhood haunted house tours, ask about any paranormal activity!
